We are in the process of purchasing a condominium in your development (Cutler Creek Condominiums) and are having a hard time in getting the required information in order to close out the loan. We still require the following documentation which has been pending since January 2017:
Certificate of Insurance
Elevation Certificate
Condominium Documents
Financial Statements (Year End)- Must have at least 10% allocated to reserve budget
Completed 40 year inspection

This is an urgent need because now my daughters loan has been pending so long that the lending agency is telling her she will have to start the whole process over (including paying all of the fees for credit checks, inspections, appraisals, etc). This is totally unacceptable as this has been through no fault of hers or the seller. This property is basically unsellable as it is since the property is currently NOT INSURED, is currently ready to have NOTICE TO VACATE LETTERS ISSUED by the COUNTY for not having the required 40 year inspection, not having 10% reserve in the budget, etc, etc.

This is now a serious issue for all parties involved because as of now- this home (an all homes in this development are not able to be sold except for cash). I am sure many of the owners are unaware of this as there are other listings currently up that do not state that either.

I need to have someone contact me no later than June 17, 2017 or I will be forced to hire an attorney to straighten this situation out.

I prefer not to take that route as my daughter really likes this unit and would love to move there if everything can get resolved. Just we are not going to fund someone elses mistakes and we need to have a date when and if all of these items will be resolved.
